A Guide to Moving to Fort Myers

Congratulations! You have decided to buy a new M/I Home. What happens next?
M/I Homes makes buying a new home both enjoyable and easy. We have perfected our one-stop-shop that offers a smooth process from start to finish.
Have you ever wondered how that process works? We are here to fill you on our path to living in your dream home.
1. Working With Your New Home Consultant
You found the community of your dreams; the first part of your journey is working with your new Home Consultant to determine your:
- Floorplan;
- Homesite;
- Structural Options;
- Initial Deposit;
- And enter into your purchase agreement!
2. Working With Your M/I Financial Loan Officer
Now that you have a contract it’s time to talk financing. We encourage our buyers to apply for a mortgage with our in-house lender, M/I Financial (MIF).
That process is easy: within 5 days you will apply for a mortgage loan with MIF. At this time our MIF Loan Processor will work on your pre-approval.
Your Loan Processor is there to help determine your best financing options that fit you and your family best. Whether you’re a first-time home buyer or a seasoned pro, we offer competitive rates and, often times, closing cost assistance.
3. Working With Your Sarasota Design Specialist
Our Design Specialist will be reaching out to schedule your appointment at our Design Studio in Lakewood Ranch within a week of signing your purchase agreement.
- Our Specialist encourage attending our open browse session every Wednesday from 3:00 pm to 6:00 pm to look over our options and put together some ideas on what you may want to select for your new home.
- You will have a private appointment in our Design Studio where you can choose from an amazing selection of options.
- Your Specialist will sit down with you to first discuss your electrical plan, followed by making the color selection options for your home.
4. Working With Your Construction Manager
Once we receive your building permit and the design selections have been signed off, the construction process begins!
- You will have a Builder Buyer Conference with your Construction Manager (CM) who represents the community and will be with you through the build. At this time you and your CM will go through the options selected and validate your selections.
- Construction has begun!
- Site preparation begins, followed by foundation and framing, rough mechanical, and roofing.
- Your next meeting is just before drywall is complete, called the Pre-Drywall Conference. Here you will walk the home and look over plumbing, electrical, and HVAC details.
- Once drywall and insulation is complete interior finishes will begin, followed by your exterior finishes. Flooring and final details are the last few items before your home is ready.
- Throughout the construction of your home our warranty team will walk through your home to ensure it is meeting our Whole Home Building Standards.
- When your home is complete your CM will schedule a New Home Orientation where they will review all interior and exterior finishes with you and walk you through your new home care and maintenance tips.
5. Closing Your Home With M/I Title
When your home is complete and your certificate of occupancy has been received, it’s time to close on your new home.
- Our division Closing Coordinator will be reaching out the schedule your closing date.
- M/I Title will work with you and our team to ensure a seamless closing.
- The keys are now in your hands. Congratulations and welcome home!
6. Closing / Post Closing—Working With Customer Care
Once you are all moved into your new home our Customer Care Manager will reach out to introduce his or herself. Your Customer Care Manager will be your contact should you have any warranty concerns. Did we mention that your new home has a 10-Year Transferable Structural Warranty?
