If you've visited several of our new home communities on our website or in person, you may have heard the term Smart Series mentioned here or there. What does that mean? Smart technology? Smart people? Smart decisions?
When we created our Smart Series, we thought about what mattered to our buyers with a sensitive timeframe.
First-time homebuyers or those making a long-distance move may not have the ability to visit our Design Studio and attend various appointments to personalize their new home's design.
The good news? You can still have the full M/I Homes new construction experience, yet save time and money at the same time!

What Is the Smart Series?
M/I Homes' Smart Series provides homeowners with the energy efficiency, design, and warranty that come with building a new construction home at a lower price and within a shorter timeframe.
To deliver an affordable new home, our talented team of designers created design packages up front. Within these design packages, you can choose your favorite fixtures and colors. The result is a smooth and quick process, allowing you to move into your new home sooner!
What Does This Affordable Home Building Process Entail?
The process of building a new home should be exciting and stress-free!
Choosing a Home
From the moment you walk through the doors of an M/I Home, you’ll be greeted by the New Home Consultant who will guide you throughout the building process, helping you every step of the way.
Once you price out your home and enter into a purchase agreement, you’ll put down your deposit and complete all of your permit options.
Financing
Next, you’ll meet your M/I Financial, LLLC loan officer and apply for mortgage within 5 days of signing your contract.
As inside lenders working with only M/I Homes homeowners, you can rest assured that these financing experts are experienced in new home construction, and that your home will close on time.
Design
Within 7 days of signing your contract, you’ll meet with the New Home Consultant at the model home to begin designing your new home! You’ll select your favorite Smart Series package, and then choose the exterior and interior colors that will make your dream of a new home come to life!
Rather than having multiple design selections appointments, you’ll only have one 2–3 hour appointment with the New Home Consultant, saving you time and stress!
After this appointment, you can no longer make any changes to your design selections, so we can get started on building your new Smart Series home as soon as possible.
Construction
The next step involves working with your Construction Manager. Watching your new home that you’ve designed come to life is a surreal and exhilarating feeling!
Once your building permit is received (2–6 weeks from your design selections sign-off), you’ll have a 1-hour Buyer / Builder Conference with your Construction Manager.
Then, we’ll begin framing your home and installing insulation and mechanicals. You’ll then have a 1-hour pre-drywall conference with your Construction Manager. After this meeting, the exterior and interior finishes you selected will be installed.
Once your dream home is complete, you will have a 2-hour New Home Orientation where you will walk through the home with your Construction Manager and address any final questions. You’re one step closer to moving in!
Once you close on your new M/I Smart Series home and move in, our Customer Care team will follow up and work with you as needed.
