Building a new home is a unique and exciting experience, especially if you have never been through the process before.

One of the most frequent questions homebuyers ask our New Home Consultants is, “What does the process entail?”

While there are many variables that can affect the home building process, such as the size of your home, complexity of the floorplan, community you’re building in, and more, here is a general timeline of what to expect when building a new home with M/I.

Milestone 1: Working With Your New Home Consultant

The New Home Consultant is there to help you from the moment you enter one of our beautiful model homes. You will work together to determine the floorplan that satisfies your needs and ultimately price out your dream home on the homesite of your choosing.

Once you enter into a purchase agreement, the New Home Consultant will take your initial deposit and complete all of your permit options with you. This will all be completed within 14 days, but your relationship with the New Home Consultant is far from over!

Milestone 2: Working With Your MIF Loan Officer

The next step is to meet with your M/I Financial Loan Officer and apply for mortgage within 5 days of purchase agreement. M/I Financial works seamlessly with the M/I Homes team to make sure the financing process goes as smoothly as possible.

After you apply for a mortgage with M/I Financial, you can expect to receive your loan approval within 14 days.

Milestone 3: Working With Your Design Specialist

Within a few business days of completing your permit options with the New Home Consultant, our Design Team will reach out to set your Design Studio appointment. This is the fun part of building a new home: picking out your home finishes!

Your first Design Studio appointment will last around 4 hours. Your second design selections appointment will be held within a couple weeks of your first appointment; this is when you will finalize all the beautiful selections you have made for your home.

Milestone 4: Working With Your Construction Manager

Once your building permit is received, the construction process takes 4–6 months until your dream home is move-in ready.

  • First, you’ll meet with your Construction Manager for 1 hour for your Buyer Builder Conference
  • After your home is framed and mechanicals and insulation are installed, you will have a 1-hour Pre-Drywall Conference
  • Once your home is complete with interior and exterior finishes, you’ll meet with your Construction Manager for a 2-hour New Home Orientation

Milestone 5: Closing / Post-Closing and Working With Customer Care

It’s the moment you’ve been waiting for! Your dream home is ready to move into and you’ll get your keys at closing. But just because you are moving in doesn’t mean our relationship ends.

After closing, our Customer Care Department will follow-up with you and address any concerns you may have.
