You do not need a real estate agent to purchase a new home with M/I Homes. If you do choose to work with a real estate agent, your agent should join you on your first visit to any of our new home communities.

M/I Homes is proud to offer our unrivaled new construction homes in communities strategically located throughout our 15 markets, but we do not build custom homes on your land.

HOA (Homeowners Association) fees cover the conveniences many new home communities offer, such as lawn maintenance, community upkeep, and more. Homeowner associations are established to maintain the aesthetics, property values, maintenance of shared amenities, and overall quality of life within a community.

A CDD (Community Development District) is a local government unit that plans, finances, builds, and maintains community infrastructure and services and are common in Florida. CDD fees cover the costs of community amenities like clubhouses, sports courts, playgrounds, and pools. Not every M/I Homes community in Florida has a CDD.

A PID (Property Improvement District) and a MUD (Municipal Utility District) are both special districts that can be created by cities or counties to fund projects.
PIDs are created to improve neighborhoods by building new infrastructure, such as parks, lakes, fountains, and shade structures. PIDs are not political entities and are funded through bonds that are secured by liens on properties. The bonds are paid back through special assessments that are usually levied for a set number of years.
MUDs are created to provide utilities, such as water, sewer, and stormwater drainage, to neighborhoods that are outside of public city services. MUDs are political entities that can levy taxes, such as annual property taxes, on homeowners in the district. The costs of the MUD may be passed onto homeowners, and these fees are in addition to HOA dues and other charges, taxes, fees, and special assessments.
